Confidential Developer-Led Vision Plan

Steven Baumgartner led a complex (and confidential) integrated mixed-use early-stage planning project in a large mid-west city.  The vision for the site is to create an equitable and connected innovation hub as the site sits at a unique intersection of a thriving commercial and tech corridor and multiple vulnerable neighborhoods.  To realize this vision, the developer needed guidance evaluating  all of the different  city and neighborhood systems and networks that the site impacts and weaving these together into design concepts that prioritize equity and innovation.  Specifically, Steven led a diverse team to create a vision plan comprised of a series of objectives and prioritized opportunities for the  site and its surrounding district and the places that comprise it.  The team used the EcoDistricts Protocol as an aggregator of information and stakeholder entities.   The objective of this vision plan was to build a foundation in which the developer can then use to engage with the city and the community to begin a thoughtful process of co-authorship for the next phase of development for the site and surrounding district.     Key themes of housing, connectivity, neighborhood activation and health were elevated in the vision plan, anchored by EcoDistricts imperatives of equity, climate and resilience.
