Framework Development, Energy and Water System Strategy

Steven Baumgartner is currently working with Austin-based developer Barshop & Oles and interdisciplinary planning team led by Lionheart Places on the Brodie Oaks Redevelopment master plan and Planned Unit Development (PUD) submission to the City of Austin.

The South Austin project sets a phased vision for the redevelopment of South Austin’s Brodie Oaks shopping center into a 36.7-acre mixed-use district with more than 1,600 residential units, 1.1 million square feet of office space, and an activated, flexible and adaptive ground plane.  The site will also prioritize near 14 acres of open space and utilize site green blue infrastructure to achieve aggressive water quality goals.  The project will significantly reduce the site’s impervious cover to exceed the environmental health requirements of the adjacent Barton Creek Greenbelt, one of the region’s environmental and social jewels.

BUSS is working with the full client and design team and building on community and stakeholder input to build a value-based framework for the development, setting goals, objectives and strategies for the project.  BUSS is also administrating third-party Sustainability Rating Systems including LEED ND,  WELL Communities and the Austin Energy Star Rating System for building performance.

In addition to framework development, BUSS is also evaluating district energy and water system solutions for the district.  Through this process, Baumgartner has built desktop load and demand models including daily and annual profiles, facilitated multiple working sessions with team and community stakeholder and build a decision making environment to ensure investments for system solutions are aligned to the project’s goal and aspirations.

Steven has been a key team member for a complicated re-zoning case for a dense, mixed-use, and environmentally sensitive project in Austin. While we originally reached out to Steven to assist in all manner of sustainability, his ability to quickly comprehend other issues and challenges has made him invaluable in ever expanding disciplines. Steven is technically astute but has the rare gift to be able explain complex solutions in a simple but compelling fashion. As we worked with a wide array of public officials and other stakeholders, Steven became one of the key voices in effectively communicating our goals and plans. We look forward to completing the zoning process and working with Steven as we commence the actual design and construction of our project.
